Does a real estate investment qualify as an investment route for Golden Visa Portugal?

Real estate investment was, for several years, one of the main routes to apply for Portugal’s Golden Visa. However, following legislative updates that came into effect in October 2023, property acquisition is no longer considered a qualifying form of investment under the program. 

This change means that purchasing residential, commercial, or touristic real estate — regardless of the region or investment amount — does not meet the current eligibility criteria for the Golden Visa. The same applies to indirect investment in real estate through property-based investment funds. 

It is important to note that this change only affects the residency-by-investment pathway. Foreign nationals remain free to purchase real estate in Portugal for private or commercial purposes. However, such acquisitions no longer provide access to residence permits under the Golden Visa framework. 

The program continues to offer several qualifying investment routes, such as contributions to regulated investment funds, support for cultural or scientific initiatives, and other options defined in current legislation.
